I use Kwikset smart key and really like it. Reasonable cost and a very quick change. I have a key box cabinet in my home and just label the property for which keys.

I have not bought one yet but am looking to in the future. I did research them for a while though. the key features seem to be stainless steel (more durable machine since ozone is quite powerful), output of ozone per hour (mg/hour), and length of run timer. (1-12 hours or so)

I use Venmo, which is owned by PayPal. My tenants love it and there are no fees on either side if using a bank or debit card. Plus, there is no question or despute for the old story of the "check is in the mail."

I've used Venmo several times and have loved it! No fees, quick clearing time, no going to the mail box!

Welcome to BP! Will second others that the podcasts are very informative. Hope to see you around the local REIA clubs.

Any fans that are currently working I would leave as is. As they break, I would replace with regular light fixtures. Assuming that you unit has central A/C that should more than keep your tenants cool. Tenants can always bring their own fans of they really want them. 

You could look at other advertised rentals to gauge the competition to judge whether you should reinstall the ceiling fans. But it is my opinion that they are not a huge selling point and would rather have lower maintenance issues as the owner.
