i would say, get very aggressive about finding a qualified tenant. Call you local property management companys for help. maybe they can give you some good info of point in the right direction. A little headache now can save you many in the future...

Wow looks great. Is it owner occupied? What do you figure you'll cashflow monthly? What did you learn doing the deal? On my first deal, i found it was much easer than i imagined.

Hello World!
My name is John and I'm from North Seattle. I was inspired to becom an investor after reading Rich dad Poor dad and it inspired me to sign up for the Rich dad coaching program in July of 2014. It was helpful for sure, but BP is invaluable.
I work as a Gold miner two thirds of the year in south east Alaska where I listen to podcast while drilling. I closed on my first duplex in Auburn Washington three weeks ago! I use an FHA loan and I occupy one of the units. Auburn is south of Seattle in a territory I'm not familiar with but the properties are cheap (just outside to Seattle bubble) and the rental rates are high. Auburn used to be a ghetto AKA war zone but its up-and-coming these days. Downtown is being revamped, new schools are being built and my duplex that I purchased for 190k has great value potential. I'm excited, I'm cash flowing, and I feel like they got off on the right foot.
Auburn WA is my new Home and my plan is to educate myself about the market, get in touch with the community and make Auburn my new investment grounds. I would love to put together a meet up group and find ways we can connect and support each other in the investment community.

My name is John Heuerman and I recently purchased an owner occupied duplex in downtown Auburn Washington. One side is rented out and I'm looking for a roommate to co-occupy my unit.

- Two bed one bath unit
- Market rent it's $850
- Water sewer garbage included
- Available first week of September (after I install new carpet)
- One year lease and background check required
About me:
I am 28 years old. I work as a Goldminer in Southeast Alaska two thirds of the year. My schedule is three weeks on, two weeks off. The house will be yours most the time and more of a home base for me. I am a minimalist, clean, health and environmentally conscious, excellent communicator, self-aware, and generally excited about life.
