thank you Angela!  You have some excellent advice!  I do plan on continuing my education and that may include getting my Realtor license.  I liked your suggestion to find people who are actually doing well and not just talking about doing well.   And yes, please, if you are ever in the Orlando area please contact me.  I would really enjoy hearing about how you research an area before you buy, especially in the Florida market.

thank you David!  As a matter of fact I did that very thing you suggest and found Central Florida Real Estate Investors last night and attended their monthly meeting LAST NIGHT!  Perfect timing!  I identified several agents who work specifically with investors so my network is already growing.  Great group of people by the way!

Thank you Micki! Excellent point. I have read the BiggerPockets ebooks, 7 Years to 7 Figure Wealth, Beginners Guide to Real Estate Investing, and numerous blog postings and articles on BiggerPockets. I am currently reading Buy It, Rent It, PROFIT by Bryan Chavis. I read Rich Dad Poor Dad several years ago and need to re-read it with new eyes. I've also read a number of books on marketing and small business startup. This is clearly just the beginning of an ongoing education. My goal is to house hack and purchase a 2,3 or 4plex property using a VA loan. I have never purchased a home before and have no cash for a down payment. My timeline for this is immediate although my current rental lease will not expire until November 2016. My goal is to transition as quickly as possible from working a job to supporting myself financially using wholesaling, flipping, or bird-dogging. I plan to build a long view portfolio of properties generating passive income from rental.
