Yes, the first thing I would do is make sure I get educated.

Read or hear the audio of "How to Invest in Real Estate:  The Ultimate Beginner's Guide to Getting Started"  It written by Brandon Turner!

Let me know if you have any questions after reading the book.  This will help you get a better understanding of the process and then ask more specific questions that may need.  

Then you can focus on becoming a Black Belt in Real Estate.
