Thanks for reaching out. Yeah Boston seems like a tough area from what I have seen so far.   I was hoping to find some rental income properties that were a good steady cash flow.  But I have noticed that most properties are more conducive to long term equity as you said. 

Mainly I have been looking at areas like Medford and Somerville near public transit.  And ideally I would be targeting working professionals as tenants and not students. 

What areas do you focus on?

This is also a great place to meet people that can be assets to your business. Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.

Besides doing that on here make sure to get out to some of the many local investor events we have. Closest for you is probably the Eastern Mass REIA that meets in Taunton (2nd meeting in Rockland). I'd also recommend the Black Diamond meeting in Waltham (2nd meeting in Worcester). Going a little further you could check out the Boston AREA in Medford and the House Flipping School meetup in Plymouth. Lots of other options north of the city as well.

This is great info.  Thank you.  I've already started looking into the Boston AREIA in Medford but I'll certainly look into the others you mentioned.  And I have been listening to the podcasts.  They are great.
