Seller is motivated, but the property needs a lot of work. Previous tenant trashed the place. She does not want anything lower than what she paid for 12 yrs ago.

This is for a potential flip/rental deal I'm considering buying. I Live in Harrisburg Pennsylvania where winter gets fairly cold. Property needs a new AC and natural gas furnace. My budget for reno is limited, so I'm calculating potential ways to save on it. Instead of replacing these two units, should I just combine it (per se) and get a High Efficiency Heat pump? Will it save me money? 

I know natural gas is a very affordable way to heat a home and I would lose that advantage if I were to switch to a heat pump, but since it'll be either a rental or a flip, it won't be me paying for it.

@Jaysen Medhurst Thanks for the input. I didnt know about Camp Hill. MFR is certainly the next step for me. Ill consider Carlise in the future, but I figure I should stay local at first (within 15min from my place) till I get more experience. I know I'll have to do a lot of sweat equity on my next few deals.

Great points there! thank you. the extra income certainly makes it worth it for me. My concern is if a problem was reported, like a leak in the apartment and I needed to get in there quick...

Can I put in the pet addendum that dogs have to be in a crate when they are not home? It would be terrible if Im not able to come in to fix the problem bec theres a huge dog stopping me. 

Also is there language that can protect me from a pet running out the door and getting lost, all bec I had to come in for same situation?

@Anthony Dadlani I'm looking for the property itself, but I'm certainly open to a partnership. I hate to admit that  I'm fairly inexperienced and don't want to slow down a more advanced investor. But I'm a quick study and would love to learn from an experienced partner.
