I'd recommend finding one of the bigger wholesalers in your market and partner with them so you have access to their buyer's list and can have them blast it out and do a controlled open house.  That way you can compare the offers from the investors you'll get with the wholesaler with the offer from that fire damaged property company and then go with the best offer from there.

I own a 2 unit in Harrisburg, PA. (For some reason there is no Harrisburg in the location so I put Philadelphia instead). I'm a realtor myself so listing it shouldn't be a problem. Its just that I've never listed a property this damaged before. The thought of having potential buyers tour the place sounds like a huge liability.   I recently contacted a company that buys fire damaged properties, so perhaps I can skip listing it altogether.  Anyone have experience with this? What would you recommend?

Yea, I've been asking around in local facebook groups in my area and a few brought up the liability I'd be facing afterwards when it comes to sell it. Perhaps it'll work for more seasoned investors, but too risky for me.

Wondering if this property would be worth buying, but all depends on the mold remediation. It is literally everywhere, not one of those just at the bottom of the walls from flooding, or corner of a room. 

Question is:  What's involved in remediating this?   Will it need an inspection?   Does the debris have to be bagged (every piece of drywall, etc) and thrown in a special dumpster, or does it all go to the normal landfill? (essentially I'm trying to learn what the professional remediation company needs to do so I understand the cost for the expertise)

And finally, for a less than 1000 square feet home, what's the cost of remediation for such an extensive mold problem? just the remediation alone.

That was very useful information, I really appreciate it Mike! I guess I need to speak to an attorney that has a lot of experience with off buy contracts to put something together for me when the time comes.

What I mean is the contract process, not how to find a property.  I'm a realtor in PA so I'm very familiar with the AOS, and what follows, but buying a property that is not on the market and where the seller does not have a realtor... Not sure how different this process is.


Do I use the same AOS contract? Or must I hire an attorney to make our own?  I'd appreciate the step by step process of how you do yours?  Thank you!
