There are some side of the road storage units of 8-10 100-200SF units, concrete pad, no gate, just roll up doors with tenants locks on them. Some owners do have dirt lots where people can storage their boats and RVs. It’s just gotta cashflow and not be a total headache.

If you're keeping over a year which you probably would to get the turn around, and to qualify for a 1031 - I'd buy the points. Plus if someone else can assume the loan when you sell it, or if you sell it Sub2 the lower rate will help you sell for more.

I’d look in your Local Forum for a rehabber who is looking at properties now and ride along with them. You can also get to googling Rehab SOWs, but until you go through a construction process a couple times you won’t know every little part of the SOW - but that’s great that you’re starting to look at it now!

Doubtful every contractor is 12-18 months out. I’d do the old J Scott “Home Depot at 6am and talk to the contractors there.” Or go on the Local BP forum and find other local investors and ask for referrals. In a hot market GCs aren’t taking on work they don’t want to take, but there’s room in their schedules for solid referrals.

I’d keep them on the hook for the full amount and to collect from their sublettor. Only way I’d let them out is if their sublettor actually signed a new lease with you.

Lien Waivers aka Mechanics Lien is the vendor waiving their lien rights on the work they did. Getting them to sign it and also you writing what # check proves you paid them so you can go back to your bank to show the check was deposited. Paying cash they may offer a discount so they dint have to declare it on taxes but you can’t deduct on your end.

If you’re getting close to 10 by adding these, look at a commercial loan on all 10. They also resets you to 0 to start buying again.
