@Odie Ayaga yes I agree that $1k upfront has to be a scram, I went to my bank to do a wire and my bank stopped me they said something was wrong with the bank info so thank God

Well I'm kind of credit challenged so that's why I was trying to reach out to a hard money lender but what part of my statements are horrible to you since you are familiar with hard money lenders

Has anyone heard of Gelt financial LLC out of Boca Roton Fl owner is Jack Miller they were located in PA but now in Boca Roton, Fl they want me to wire them $1,000 dollars due diligence fees that are non refundable , I feel kinda funny about the deal, they also sent me term sheets 15% interest, 5% origination fees, 3% exit fees $200 per month account services fee 75k rehab 25k hold back what y'all think about this?

Hello @nakia cooper, I myself am looking for hard money to get my house flipping business off the ground, I have inquired about hard money with Patch of Land so I am waiting for my term sheet and I also tried Gelt financial LLC but they wanted $1,000 upfront due diligence but I just keep getting a bad feeling about them plus you have to do your due diligence in researching but I would love to connect with you and help you in any way I could, I had to learn what I know now all on my own

@Darrell Bratton this was my first flip and actually was my primary residence I paid 77,500 for it, I lived in it for 15 years,  I have always loved the real estate arena and looking around  and living in the Bush Hills community I said this would be a great time to sell it and start my own business and build the community up,  so I put about 25k into the home and listed it for $196,000 the appraiser came out saw the beauty of my this 1930 Tudor home and how well I had done with the reno and it sold in less then 1 week  this is a great community that just need great rehabbers like myself  and someone willing to do the foot work on finding  great deals that would bring great profits, there are plenty in the area I have found several already, I just need the funds to go in purchase  and rehab and make that mark in the Bush Hills Area selling my last flip I was told I would not get 80k for it because of the area and comps, but I proved them wrong I am very proud of myself that I was able to sell it and bring up the comps, what I am doing  not only betters myself, but give potential  homeowners something to be proud of for many years to come 

@Melissa Dinas thank you I only need about 40k to finish this beauty and get it on the market, I should be able to get it sold for asking price 225k to 235k I paid 35k for it, I  have put about 25k in it already I sold one already in the neighborhood for 196K so this one will be even much nicer then that one 

did you use a hard money lender if so who would that be I am looking for funding to complete my flip here in Birmingham, Al

hello, I am working on my second flip, I have already purchased the property cash and started the rehab had to use the rest of my  funds to help my ill father, so now I am needing funding to help finish this rehab and get it on the market any suggestions, Ideas, would be helpful my credit is not where it needs to be to get a loan from the bank just thought I would add that part in the message
