So let's say I drop the profit margins... I'm still having trouble bringing in solid leads. My main goal of this thread is to find out what has worked or currently works for investors in other areas. The methods I've been using just aren't bringing in a lot of motivated sellers.

I have been trying several different methods of acquiring properties in Myrtle Beach, SC but nothing is really bringing in deals at a consistent pace. I have tried lists from REWW / Realeflow / Datazapp to try and contact motivated sellers, but the vast majority of these prospects have no interest in selling their property or want too much. I've driven communities looking for vacant properties, and I also have a bandit sign campaign going, which seems to work the best so far. Has anyone found a method of acquisitions that yielded consistent results? (my mail campaign has been going for about 3 months now and I've sent out approximately 5 to 6,000 letters in total with minimal results. Any actual testimonies that aren't paid ads would be awesome! Thank you in advance!

Hey BP, I'm curious to see what works and what doesn't when putting together a quick film... I already have a format in mind. Brief overview(20 sec)-intro(10 sec)-topic (1/2 min)-closing sequence(10 sec). I've never made a youtube video before, but I want to start trying to get some material out... Any advice on tone/ length/ content/ necessary tech /any tips would be greatly appreciated. My instincts tell me to make it informal and somewhat entertaining to attract viewers and entertain.

Hello BP! I have been driving through neighborhoods in Horry County, SC (Myrtle Beach) for a few weeks and found around 74 homes that looked vacant. We skip traced the address/owner's name, there were about 65. When it was all said and done, there were around 15 viable vacant homes. Is there a preferred way to acquire a list of these homes? Driving around is OK and all, but it isn't giving me the desired results... I just don't want to invest too much time and energy into a practice that doesn't bear fruit if there is an alternative.

I currently have realeflow and am thinking about using REI Black book. Which is the best? Is there a more dominate CRM on the market?
