@Linda Weygant I appreciate the Dept of Commerce ad.  Thank you for taking time to list the details.  I am also happy to hear that Colorado as a whole is not overly dominated by the marijuana industry.  However, I suspect that traffic will always be an issue in a thriving area.

Colorado has low unemployment, a growing population, and low property tax. These are attractive attributes that make me want to live and invest in Colorado. But I wonder whether this is the result of the booming marijuana industry or if the state is well diversified. When marijuana becomes nationally accepted, will Colorado suffer from a loss of that industry?

@Joe Funari Thanks.  That is exactly the type of information that I am looking for.  I am assuming that the growth is being driven by employment opportunities.  I have read a lot of good things about Texas.

What advice do you have on doing real estate market research? Where to find analysis/data and what tools are available. I want to research data on national home sales with the view of identifying how different regions are affected by market bubbles, property pricing ranges, and employment trends. And taxes. Almost forgot that little guy. My work moves me around the country so I will be an out of state investor. Therefore the broad search to pick an investment area. While writing this I am realizing that I need to consider tax and llc considerations between states also. I am guessing that I can find some of this info in census data. May be a real estate agent? Any recommendations on how to pick a state are welcome. I intend to buy and rent property.

@Michael Cohen it is actually an FHA loan. I have not used the VA loan yet.

Hi Bigger Pockets community. I found the BP podcasts through a YouTube video. I was pleasantly shocked to find such a transparent discussion of real estate investment. This community is amazing and I look forward to joining with you all. A little about myself: I am employed by the US Army, have a SFH in the Maryland College Park area, and I enjoy the time that I get to be with my family. I claimed College Park MD as my location due to my SFH being there but My work actually moves me all over the states/world. I have arrived at a place where my debts are paid off minus a mortgage and I am living within budget. That has freed my thinking to consider how to best leverage my income. I am interested in buy and hold real estate investment and I am conducting my research. Thank you to everyone that has shared experiences and advice on this site. It is a blessing and I hope to add value in the future. - John
