@James Wise completely false. I tell my CLIENTS up front I will be making a profit off of them. It even says it in my contract. Next, I don't sell the property, I always advertise Assignable contract for sell with pics of the property that is stated in the contract.

Yes there are some wholesalers that lie and try to cover up what they are doing, but those are the ones reaching out to you. Seems to me like your doing a little dishonest yourself.

@Charles Goetz the investors here are buying but they are only mom and pop and I'm sure they know nothing of hard money. The deal I have under contract has gotten some traction and it is a deal but it's too big of a project for these investors. They would rather buy something for 20k and put 15k into it with an arv of 40k, versus buy at 18k and put 30k into it and it be worth 65k. I will be focusing on buy and hold here in the future after I gain capital. This would be the perfect brrrr town, and I will be doing it.

I'm new to wholesaling, but it seems in my area there aren't a lot of investors. The product is plentiful and contracts are easy to get, it's just finding investors in the area. I'm in vidalia ga . How would I go about finding long distance investors? The rental market is strong with not enough supply. I'm finding deals for 12-18k that may need 12-30k in rehab. Would rent for 600+. Would I be able to gain traction with pro status and have access to the marketplace?

@Michael Plaks, that is basically what I am asking. I just hear save for expenses, but I never hear what people do if they saved too much. Just looking for the best way or most widely used method for this unseen cash flow, if that's what it is used for. Thank you

For tax and income purpose, what is done with left over expenses withheld before NOI. I mean, what do I do with it? Do I clame it as income if not used, use it as a mandatory cap-x and dump it into the property, take it as income, or put it toward principal if I have a loan? What if I own a property out right, which is what I have? 5 units on one plat!!
