I use the large markets for network and wholesale. I plant my money where I buy at 50k and get 700+ rent or more. spent 45k and im getting 735 a month. Thats 19% and the market is great. Small town, 5 major hubs for distribution and assembly and deals are here all day if you look. We should connect and ill show you around my honey hole.

@Ho Eun Park i wholesale San Antonio but if want return I live in Vidalia GA. I picked up a rental for 45k, 2k in repair, 10k down payment and closing, and get 725 a month. I bought a small mobile home community for 50k has 5 units and brings in 2200 a month. I also network with wholesalers in about every major metro area. Lets connect

@Ruby Ruiz I think I bumped into you on Facebook the other day. The pros to working with wholesalers is no one person knows every buyer in any one market. Your company has deals, I have strong buyers for some of your deals. I can not present those deals to my buyers because yall don't work with us unless we are disposing a deal to yall. As a wholesaler i like working with other wholesalers. It gives me a chance to coach the new comers on how to know a deal, sell a deal, and or structure a deal to make it appealing. Even though I cant sell your deals I'd like to connect because I know there is value in every connection.

@Ted Sornson send all of that but tell them how you came up with the estimate. ARV can be tricky. Even three appraisers will give three different appraisals. If your are within 10k either way whats it matter? Buyers are taking that risk anyway because anything can happen to the market while under rehab. Don't always try to make 20k on a deal that you know only has 30k for your buyers after holding cost and repairs. Just be fair and honest. Be transparent and show your buyers you have their best interest in mind.

@Sam Shueh I have since purchased a sfr here for 45k and get rent at 725 a month. I used a local lender so I'm only in the deal for 10k. Im doing a flip that I purchased with owner financing 10k down 500 a month no intrest for 18 months balloon out if I don't have it sold. Im finding flips are not great here. I picked up a mobile home community of 5 units on 8 acres for 50k. First year I put 6k total into maintenance and repair. Cash flow is 2200 a month. This place is great

prospect deal, find contact info, negotiate price at 70% of ARV subtract repairs and your fee, get agreement signed, market your rights to deal, assign deal, send to title, wait for check. If you wish to be any good there is way more communication and information involved, but this is it
