I was in the same boat you are in about six months ago. I am seeing the small banks here in GA tighten up and emails and phone calls are going unanswered. I ended up taking on partners that have similar goals with the ability to access money more easily than I do. It has been great for both buy and hold and flips.

Here in Georgia, your property tax assessment is based on purchase price of property. So if I purchased a sfd at 50% of the assessed value, I can count on next years taxes being half.

I did a similar thing 9 years ago with my 401k. Now I control my time and my money. I don’t punch a time clock, I say you go for it. Money lives on the other side of fear.

I am seeing several 5th wheel campers replacing the conventional mobile home in our area mobile home parks. Anyone else seeing this? I would think this would be frowned upon in certain municipalities, however it makes mobile home parks more appealing to me as an investor. I am committed to transitioning from SFD to MF for future holding strategy.

Done some research and can't find my answer. Putting together my first private money mortgage and the attorney calls me out of the blue and says it's a felony to lend private money out of a LLC so we have settled on lending it from a personal name. Does anyone understand the legalities of the attorneys concerns?

Thank you in advance for your advice. I am not new to rental property ownership or running a business. So I have ample experience to take on this new adventure. The question becomes what is this business worth? Property management company with 165 current lease contracts under management. Avg income hovers around $100 per unit managed per month. Expenses are pretty minimal, and since I already run a real estate brokerage, I feel like I have the back end support in place. I have purchased businesses before and looked at industry specific multipliers. Anyone out there with experience in the property management arena that can guide me with evaluation?

My wife and I have experienced great benefit from holding a RE license. We recently started a direct mail campaign in which we are mailing a yellow letter that offers to purchase a home, targeting folks that have not sold the home in 5 years and showing equity. Out of 500 mailings, I have received 17 calls. set 4 appts and made 2 offers. One seller was very offended and one countered.
