So I have maybe silly question about private money interest rates. I've got a potential person I can work with as a first time private lender, however I want to make sure when I try to convince them of their ROI I'm doing it right. So here is my question. If I say you loan me $X and your return is 12%, is that 12% of the total loan, 12% annually, or just 12% on however we decide to do it? If it's the latter, what is common practice for interest rate returns on a private loan?

Hey all, I'm looking for a contractor the Bentonville or even Fayetteville area to do some tile work in my bathroom.  I've done primarily all of the work in there but I am ready to hand off the tile work to someone else.  Every contractor I've reached out to seems to be 4-6 months out.  So if anyone one knows of a good tile guy or gal in the area I would love to have their contact.

right now my plan is to house hack with a couple duplexes over the next couple years and start there.  I would like to do a combination of buy and hold, and flipping in the long run

Hey Hugo and welcome to BP.  I'm also in NWA and considering doing the same thing you are for a first time investment property.  I would go ahead and talk to the bank and see what they can offer.  I had an RE agent yesterday suggest Ryan Smith at Crossover Arvest branch to talk to.  I like using Arvest as a reference on how difficult it may be to get a loan as they can be pretty strict and if they will give you a loan really any other bank will likely give you one as well.  Below is his contact information, good luck!

So the original idea was to not have that piece between the door and the window, but I didn't build the wall to be stable enough by itself and actually added that piece as an after thought.  If you have any suggestions on how to support that wall without rebuilding it I would totally be open that idea.

Search Ebay for older stand alone copies of Revit or AutoCAD.  I was able to buy mine pretty cheap that way.  When I say cheap I mean $200-$300 each compared to $1500 each.

I'm working on finishing out my shower and I'm worried I didn't leave enough room to allow it to air out after a shower.  If you look at the pictures, the idea was to do a door and a window.   I've had it suggested have a 4-6 inch gap above the door and that might be enough, but I feel like I should have some kind of opening in the window as well but I'm not sure what would look good.  One idea I had was do glass on only the left half of the window to prevent water splashing back.  I feel like if I left a gap above the door and the window, although the elevation would line up it seems like the window would look weird.

Anyone have any other thoughts?  I'd like to solve this problem with creative glass solutions, rather than do any rebuilding.
