Post: Attorneys Help! Title is in Limbo

So I have a property under contract and the title has two names on it, one of which has left a will and has heirs that I am dealing with. The other name belongs to a woman who seems to have no heirs. My title company is saying that if I cannot produce an heir to fill out the affidavit of heirship, I'll have to consult with an attorney to remove the name from title. I'd rather not fork up the attorney fees and I'm not sure the seller would even be able to either. If it's my only option I will but are there any other options? Any help would be appreciated it.

Hey everyone, 

I've been trying to find some comps in a particular area but I'm getting a little confused as to what number I should be looking for. I'll just use fake figures to explain: I have a subject property for which I pull three comps. The comps show that similar homes are selling for 50k. The issue I have is, the condition of these comparable homes are move in ready, but they're not updated or renovated, most of them are pretty ugly. I can't really find any recently renovated properties. So I assume not many investors are in that area, at least flippers. My questions:

1. Would it be a waste to renovate the subject property? 2.Would this be considered a rental market versus a flip market? 

I appreciate any light shed on the matter. Thanks!

Hey everyone!

So I have a question specifically for my Houston folks? But any help would be appreciated. I recently began implementing yellow letters in my marketing but am wondering at what volume I should be operating at. Houston is very big and very competitive. I'm sending 500 letters a month. Is that nothing? Anyone with this volume having success? Thank you.

Hello Everyone, 

So I recently started mailing out letters to a smaller town nearby my hometown and primary place to invest (Houston), I've gotten a pretty nice response on calls asking for offers but I can't for the life of me find any comps. I typically use Redfin for a reference point but Redfin doesn't cover that area. My real estate agent friend ran some comps for me to only tell me the same thing, that there isn't anything recently sold in that area. 

My question is, what can I do when I can't find any comps? I've got folks wanting me to make them some offers but I can't determine what type of offer to make. Your help is appreciated!

Hey everyone! 

I'm currently in the process of building my buyer's list to begin wholesaling properties. I heard a good place to look for cash buyers are at auctions for foreclosed homes. My only problem is that every time I look online for auctions all I find are online auctions. I'd like to know if there are any good places to find actual live (face to face) auctions in Houston. I appreciate the feedback.

Are they any drawbacks from getting a real estate's license as a wholesaler? I know you're obligated to disclose the fact, but would here be anything else that would restrict me from the whole advantages of wholesaling? I only ask because I've heard some say there are.

I've heard that myself too, doing a double close deal. Many times, however, that would entail having the capital first to buy the property and then finding the end buyer. This is fine, but it takes a way a major advantage for me to get into wholesaling in the first place. I see myself assigning congrats and receiving the assignment fee for it. I guess that's where the nature of my question lies.

Hello! 

I'm new to REI and like many, think it's a good idea for me to get into whosaling. I recently ran across the debate of wholesaling being illegal without a listense because the wholesaler is essentially brokering a deal. I've read different things from different people and am a little confused as to if I need a license in the state of Texas or not. Can anyone shed some light?
