Post: Selling Multiple Properties?

Hey Everyone, 

My partner and I are coming up on owning about 8 units, with hopefully the 2 more on the way. I was just wondering if anyone has had any experience selling their portfolio, or at least multiple properties. I imagine you have to sell at a discount. We're getting great value out of the appraisals and are able to cash out refi, but when it comes to selling, I would imagine it's a little difficult getting the full market value of investment properties, even if they are performing. 

Just wanting to see if anyone has had any experience selling off multiple properties and what type of value do you unlock in comparison to what the property is actually worth. Thanks.

Hey Ya'll, 

I was wondering if anyone has had any luck with condo rentals, (extra points if you're in Houston market). I own 6 units of multifamily but I'm looking at a condo that has pretty decent numbers. I'm not sure how much the value will rise or fall over time with that type of property. Is anyone having success with condos? Thanks!

You can always start with me! But seriously, finding buyers is incredibly easy if you have a deal. Join some local real estate FB groups and ask who’s buying, they’ll all send you their email address and boom, you have some contacts.

Any of my Houston investors buying and holding in Sunnyside? I've done one flip near there which went well but it wasn't quite in Sunnyside. I'm looking at a potential rental now but am wondering how the crime is there. Rental comps are solid and a quick drive-by looks okay, but you always hear that Sunnyside is a high crime area. Any thoughts on this would be appreciated. Thanks.

@Calvin Thomas there certainly are. It's tough to make sound decisions without enough answers. 

The terms will arrive once you're officially approved when you sign the closing docs. The conditions bring up many more questions than they answer. Here is a screenshot of the collateral condition.

@Michael Plaks thank you. I’m wondering if collateral would apply to a separate business that I own with a partner. We did and flip, I shouldn’t have an issue there right? I don’t want to be in violation of anything.

Hey everyone. So I got approved for an EIDL in excess of 25k. I know that over this amount requires them to take collateral, the details of which are very obscure. My concern is if I sell any property as a result of my normal operations, am I going to need to let the SBA know every time? Would I be able to get around this if each property is in a different LLC? Thanks.

Hello BP,

I am purchasing an investment property from the owner himself, who is also an investor. He is requiring the flood insurance to be paid for the year at closing but the property is not in a floodplain. In fact when I got the quote for it, the insurance agent seemed weirded out by the request. I can't really think of any reason he would want this. And as the owner of the home would I not be the one responsible for any damage to the property in the event of a flood anyways? 

I'm not dealing with the owner directly but an agent and so I'm trying to get some clarity as to why someone would request this. Any insight helps.
