This bill is scary for me.  I have properties that do not have a mortgage.  But I took out a commercial line of credit to buy a couple more places.  And that line of credit would not be covered.

Could there possibly be a one time special assessment on this bill?  

@Zoe Lee, to go along with my previous post, I made a chart showing how this would impact you if it was aloud to continue for 1 year.  Follow across for each month to see how the totals add up.  Then the balance gets carried down to the following month and starts over again.  It's kinda like compound interest.  Only not the good kind in this case.

In this scenario, when the tenant pays late, are they paying $1,350 or only $1,000?  If they are only paying $1,000 then you are getting screwed by your PM.  Why? 

Consider this happens for 3 month.  Tenant pays $3,000.  PM gets $1,050.  You get $1,950 (which from your perspective is giving the tenant one month of free rent)  So the question to the PM is, why are you allowing this tenant to fall farther behind each month?  How and what are they communicating to the tenant about this issue? Seems like grounds for eviction.  Or at least to start to the process with a Notice to Quit.

But hopefully in this case the tenant is paying $1,350 per month so you receive what is owed.  But it doesn't sound like it.

Do you have an abandonment clause in your lease?  A similar situation happened to me and I did not have the abandonment clause.  I ended up having to track down the tenant and have them sign a release.  Now the abandonment is included. :-) 

@Mindy Jensen, so I unsubscribed to the BP podcast and then re-subscribed.  And like magic, they are there.  But the strange thing now is that it show 313 total episodes.  Hmmmm.......  I'm not sure which ones are missing.  But since I've listened to all them already, I'm not that concerned about it.

Wait...  Maybe this is a conspiracy to get more BP Money downloads than BP Real estate.   Could be...   :-P

So it started last week with Show 315 not showing up.  I thought it was strange, but ok, it happens.  (wrong)  And then again today with Show 316.  I can go to BP Podcast page (in the Podcast Addict app) and do an update.  It brings up the little circle showing that it's working.  But nothing new.  All of my other podcasts show new episodes, even BP Money.

Any ideas?  Is this a Podcast Addict issue or something else.

@Richard Sherman, Gobundance or M1?  A while ago I remember hearing that Gobundance wasn't taking new members as they reached 150.  There was a recent surge in membership and I think they are just slowing things down a bit.  (growing pains)  But they do have a winter trip in Breckenridge Colorado.  You can go to their Facebook page and apply to join them for the mastermind group, without being an actual member.  I'd love to go, but life is having its way with me.  (haha, which is one of the reasons I really should be there)

Anyway, give that try.
