We have two properties

1- Queens build commercial 2 story 10,000 sq ft $1.5 million

Sell for $2.5m we have the builder profit is $800,000 and  have a buyer interested when finished

2-Brooklyn build 28 condos

$8m cost, sell for 4.2m profit

Will share 30% to investor

Looking for 2 investors in the New York City area for , first one is in Queen's take one story commercial building and build another story total square footage 10,000 ft.² cost is 1.5 million rehab , and resell it for 2.5 million, after costs profit is $800,000, we have a buyer interested in the two-story commercial building after we finish it Second property is in Brooklyn teardown one story building build 18 condos costs $8 million sell or 12.5 or 14 million profit is 4.2 million looking for investor for 30% of the profit, we have the builder already.

cost is $8M sell for 12 M $4 profit, builder has 20 years experience

condos sold individually during construction , comps are $800,000 each

New York City Queens and Brooklyn are hot markets where it is a flipping strategy not a buy hold rent strategy is what I am told

I have a property both in Queens and Brooklyn over $1 million

  I am told by the rehab or that in this area and queens in New York City the demand is very strong if one buyer doesn't buy the next one steps up and wants to buy it himself not like any other place I know about
