Thanks for the reply. I figured it was the right thing to do but I’ve been getting some feedback like “congrats on the listing” but it’s not actually my listing.

Hi all,

I recently received my RE license and am trying to get my name out there.  I have been reaching out to people trying to spread the word.  I am with a smaller local brokerage and have been "sharing" the company listing through my facebook.  My broker recommended this and said he was OK with me doing it.  I also checked with the other agents in the office and they were also OK with this.  My question is, does this seem like a good method to spread the word about me being an agent?  I don't want to come off as deceptive since these aren't actually my listings....  I wanted to get some other opinions.

@Jason Jones I have also bought some lists from ListSource. I could not target my result as much as I would have liked either. Equity, Last Sale date, etc was not available. I don't think it's a glitch, I just don't believe that information is available on ListSource for our area.  

You could try the courthouse retrieval system. CRSdata.com. It is a monthly subscription but may provide more details. I haven't used it but I have heard good things about it.

There is a monthly REI meetup in Tuscaloosa. A lot of newbies looking to get their first deal (like myself) but also some local veterans with a ton of knowledge. I would suggest coming to the next meetup. You can find the dates and time on Meetup.com.

That will be my next step.  I want to see if I can reach her via phone first.  I just don't want to give any false information if the foreclosure auction is past the point of no return...

I have been looking to get in touch with a homeowner in foreclosure.  I have sent 2 mailers in the past couple weeks.  No contact.  I am planning to call today and talk with her about the property, however it is due to go to auction on 4/4 (less than a week).  Is there anyway to make this deal work before auction or am I too late? 

Would my only option to be a full cash offer?

@Jordan Butz Were you able to make the deal work?  I have also been looking at small multis in Huntsville.  My wife and I are thinking about moving to the area and I have been trying to learn the market a little better.

And I'm in Tuscaloosa, AL. About an hour away. If your looking at any properties here, I can help out!

Thanks for the feedback. Ran the numbers in the BP calculator. Cash flow came out at ~$200.  This was using lower end of rents and conservative expense numbers.
