@Patricia Andriolo-Bull -- I was just in Naples and Marco. Falling in love with it. Had a wonderful time there. Thanks for the reply. 

I will send you my email. I would like to avoid an HOA if possible.

I am looking to get into a short term rental in Florida. Something that I would be able to use as well periodically. Ideally I'd like to stay in the Naples area, non HOA, and will most likely sub out property management until more properties come along. I also have family there so having someone local to check on things will help. Does anyone have any experience in the long distance short term rental arena?

Thank you for taking the time to reply. I am trying to get things put together for my first property, which will hopefully be in the works very soon. 

Does anyone here use an application process (with fee) and a lease signing fee as opposed to collecting a security deposit? Just weighing some ideas, not really sure I am a fan of security deposit.

1: Has anyone here used Rent Redi for rent collections yet, if so, ease of use for collecting rent and obtaining reports? (criminal, rental, other history)

2: Has anyone here used an application process with fee as opposed to charging a security deposit? If you have, how does that work?

Hello everyone! I am just starting out in real estate investing. I started my company in September, and since have been building a team to get ready to purchase my first rental property. I am starting to get into the funding process now, which seems to be very tricky. Looking to see if anyone has any advice as far as building credit for your company, loans, finding investors etc. Any help would be greatly appreciated.
