I have many Investors for any wholesale properties... I am looking for more properties so I can present to my buyers in my local area in between Seattle and Tacoma..... Washington.

In the last month I could only drag out two potential wholesale deals..... It is a job trying to identify the properties. I do all sorts of advertising and do local signs as well.... If people have wholesale properties under contract I have plenty of buyers! Thanks for your help!

No Nick, I paid $47.00 for four post cards and sent out over 1000 post cards. I was fortunate that the lists cost me nothing and the mail outs cost me around $400.00 including a bulk mail permit and printing costs.... I figure 1000 cards and no responses were enough for me to find I had been taken!

I used to do 2500 cards a month a several years ago and received about a 3% response rate. I got so busy I had to let the calls go to a recorded number, then I would call them back or have someone else call them back!

I, like others, trusted a source that only cares about their bottom line of making $$$$..... I, like others, wanted to "hit the ground running" but, only got tripped-up at the starting line!

How well we all know that Washington is a (Caveat Emptor) state! 

I have found through (trial and error) you will fail a lot but, once you have found the right wording, phrases and ads, you will then be able to pull many wholesale deals from everywhere. I will also say that, you may want to use your own mailing service because you can't monitor any mailing company that your hired to send out your postcards! 

For people on a budget, low cash flow and high need for business, TRUSTING yourself is the best way to do your business until you are up and running effectively so as to hire a person once or twice a month to do your mailings for you! If you buy a BULK MAIL PERMIT from the post office you can save hundred's if not thousands in mailings and printing costs. Just an idea for you when your starting out!

I have been in the real estate business for over 22 years. Most all my experience has been buying and selling real estate retail (conventional buyer/seller) or foreclosure deals. I have been looking into Wholesaling real estate and have come to a QUICK CONCLUSION, these people who are selling books, post cards and other money driven gimmicks are NOT giving you your money's worth! 

I was inquisitive and decided to BUY (post cards) from one of these SO CALLED WHOLESALE EXPERTS! I quickly found the sting of dishonesty and fraud in advertising when I received the so-called post cards.. My 3 year old Niece could have done better with the ads! 

So, for my $47.00 investment for the post cards, the mailing I completed (with no responses) and cash burn experienced, was a lesson well learned! This so-called tipster, coach or ripoff, has a blog on bigger pockets and explains that these post cards are what HE USES and has found them to be effective!!! They are not worth the paper they are written on and this guy should be arrested for ripping people off. I also suggest that ANYTHING YOU DO IN WHOLESALING (try your ads out on craigslist) first, (for free) before spending a dime for "highly ineffective" cash burning, post card ads that DO NOT WORK! 

Please beware, that all these so-called experts, are here to SELL YOU SOMETHING and NOT give you their own information that they may or may not use to do their business! Some may say sour grapes or something worse but, I want to make sure people know before they spend their hard earned money on FALSE, MISLEADING information that WON'T MAKE THEM A DIME! 

Happy wholesaling and remember, because they say it works for them doesn't mean it will work for anyone else!
