Post: Las Vegas Condominium Bank Foreclosure, Who pays HOA's

I am moving to Las Vegas shortly. I have perused the " Nevada foreclosure laws" but, have not been able to identify how the HOA's are dealt with after I have bought the condominium from a mortgage foreclosed trustee auction. In Washington the HOA's are only entitled to up to six months of past HOA's. Can someone point me to the (Law that has precedence) over the Mortgage Foreclosure law and NOT THE HOA FORECLOSURE LAW... Thank you

You could have an illegal immigrant or a person wanted for crimes? He could also be working the drug trade... be careful and manage your property with a firm hand... CASH, in my experience has been something illegal is going on.... I’ve seen it to many times!

In ANY MARKET, investors will generally have a "cheat sheet" they will abide by when investing in any property. If you don't understand the purchase, fix up, run rates and flip costs you will become a statistic to ANY TYPE of investing. Be prepared to get your hands dirty because most generally, the people you hire are not the most responsible/reliable workers in the world.

Also, properties UP to a 4plex will have different rules and obligations that you will need to brush up on. Good luck with your investments.

As a Real Estate Broker, when a "good deal" comes to my table, I use my (FULL DISCLOSURE) then may purchase the property myself or lock the property up and sell the property in a WHOLESALE transaction. Again, I use an attorney who has written the (for sale by owner) agreement and then pursue a buyer from there.

If you are working through real estate agents, you will have a very hard time finding ("GOOD DEALS")! There are many programs on the internet that introduce you to foreclosure properties. I suggest you use one of those outlets to help yourself. 

Here is Washington state, it's a JOKE to buy a property at the auctions because they are selling for retail or over retail because of the HEGDE FUNDS and Chinese investors. Your/our money that BAILED OUT the BANKS was used to create hedge funds to BUY BACK that property that was foreclosed on by the very same bank that just got paid off by the INSURANCE COMPANY that insured them against foreclosures! Good luck with your dealings...

Hi Lukas,

I will be in Las Vegas on February 7th - 14th. I will be moving my business down to Las Vegas and we might be able to do some business together? I am looking for a hard money lender to guarantee my purchases in foreclosure auctions in the Las Vegas market. Do you use a hard money lender and do you have any recommendations for a lender?

As for a contractor, I put a teaser ad out on Craigslist and got several calls for people anxious to work. Obviously you need to screen the people but, there are people willing to do the work if you are willing to act as the general and oversee the projects.

I will be moving to Las Vegas in April. I am going to Las Vegas for a week in February to see the entire market there. I am favorable on the area's to live and real estate market. I have been buying foreclosure properties here in both King County and Pierce County, Washington. Now I am headed south to the warmer climate to semi-retire.

Here is my QUESTION? I am looking for a hard money lender in Las Vegas that knows about foreclosures and goes to the foreclosure auctions to guarantee my purchases. Does anyone know a reputable hard money lender in Las Vegas or the surrounding area's that would be able to help me with my request?

Thank you in advance for any help that you may lend to my situation.

You may want to try offering a Buyers home warranty so that the major issues in the property would be covered, foundation, appliances, water lines etc., for a mere $75 per event? I have used this many times to sell hard to sell properties! Also, try looking for a ZERO DOWN program that will help the buyers purchase with little to no money out of their pockets. State bond programs are great as well! Good luck

Depending on the age of the house, you may have rusted lines, tree roots that may have crushed your lines or just a broken line but, I've never heard of a line that is to small!

I think the plumber is blowing smoke! No such thing as a small drain! If the house had no issue prior but, now it does, you have a clog in the line. This plumber needs to go! Get a second or third opinion!!!

Tenants can NEVER sign leases without the buyer (taking title) to the property! It's like telling a seller, please sign the title over to me so I can get the loan on the property! <<< dumb idea >>> Once the title has been signed over the buyer OWNS THE PROPERTY without any loan! That will hold up in a court of law! If the seller is so ignorant that they would do this then say good bye to your property.
