I should clarify, I have a list of phone numbers of potential sellers. What is the legal way for me to contact them other than texting them manually one by one.

I'm reading all the new laws. If I am cold-texting, how can I possibly get people to opt-in. Confused about this.

I would hope they are clean titles. Isn't that what I pay the title company for? To make sure they are clean and to be also be insured that they are.
Hello-

I am looking at buying properties for $5,000 and assigning for $8,000.

Simple make around 3 grand per deal.

But my escrow/title costs are running a little over $2,000.

Which puts my acquisition fee at $7,000 (I told Seller I would pay closing fees) and making $1,000 per deal is not enough.

Can I do title search, title insurance on my own for the cheap properties?

Is there a title company that works on volume (i do a lot of these deals, and get a discount?).

Any advice is appreciated.
