So, I'm looking at a duplex that is 2400 sq ft. First unit upstairs is a 2 bedroom and downstairs is an efficiency, which has only 1 bedroom. It's still considered a 2 unit but the question is, if I can somehow add another small bedroom to the efficiency, making it a 2 bedroom, would that boost ARV? Or can I get away with making it a legit 1 bedroom. I would only have to move the kitchen to the bedroom and the bedroom to the kitchen. As it is now its all sort of open with no true separation of rooms from kitchen to bedroom. Is it worth trying to squeeze another small bedroom into it, it has decent space, but would still be a smaller bedroom. If someone could shed some light on this, that would be helpful.

So I'm stuck at filling out an LLC agreement of operation for a title company, I'm in the process of closing on a property. What is the initial contribution section referring to and the capital contribution page referring to?
