Berry, Thanks for the value added information and response. I do not want to waste the seller's time nor do I want to be in a position that I cant help him out. I am of the mind that this is a people over profits business. I will continue to reach out to the local REI community as you mention before I move forward and If nothing can be done I will contact the seller and inform him that I am unable to assist. @John Thedford,  Thanks for your response and insight.  It's a good thing that neither of the things you mention I have done.  Not under contract nor currently marketing.   Thanks though.

Good evening all,

I have a potential good problem to have and need advice. In summary I am a brand new wholesaler and started calling a tax delinquent list. Well, my 10th call was answered and the seller was motivated to sell the 3.6 million dollar home 😳. Comp sells are well below asking and considering back taxes paid and reno cost taken from the 70% ARV value there is still a large margin for profit. My problem is since I am new to this business I want to be sure of my next step, either to capitalize on the deal or stop and not waste the seller's time. I would appreciate any advice. Thanks!

That was a great read, especially for a new investor or someone like myself who is still looking for that first property.
