Post: Would you allow tenants to pay rent via Zelle?

We are thinking to go with Cozy, which is merging with Apartments.com. There are older posts that seem to recomend Cozy more than others. They said it is free for up to 20 tenants, but takes a few days to get the money. 

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $115,000
Cash invested: $120,000
Sale price: $249,000

Surprises. We found a problem with the foundation at the back of the house, which meant added work. We found weak studs, so reinforcement was needed, so off with all the plaster, and new sheetrock. One surprise was easy: we wanted to remove the chimney and use a ductless water heater, replacing an oil furnace. The brick chimney was so deteriorated that it virtually imploded with hardly a tap of a hammer.

What made you interested in investing in this type of deal?

The asking price was so low, and we all know that 'you make money on the purchase', so we thought this was a winner.
Ultimately we made 10K+, so as our first flip, it was an education, and we did not lose money!

How did you find this deal and how did you negotiate it?

Wholesale deal from a guy I had met. We both own condos in the same complex (we each have 3 rental units in it)

How did you finance this deal?

Cash from HELOC

How did you add value to the deal?

The clean-out was incredible. Prior owner had passed, and was a hoarder. Garage sale, Craig's List, many trips to the dump, many weekly pick-ups by the city, donations to charity...and a few items we took home.

What was the outcome?

finally, when it was ready to show, it sold quickly. By then, we just wanted out, so we took it.

Lessons learned? Challenges?

Don't buy in a flood zone. We did, and even though it had never flooded, any bank required flood insurance for the buyer. Many were scared away. Also: Time- The city permit process was really slow, which delayed the work at every step, ultimately months. So, we could not put it on the market until September.

I just read "So Sue Me!" by Arnold Goldstein. It is at least 10-15 years old, but good tips on many forms of asset protection. I think I paid $3 for it on Kindle. I am also looking for a good asset protection lawyer in New Jersey. Some laws are state-specific, so its wise to find one in your state. I may attend an 'asset protection' conference in Las Vegas next week. Clint Coons will be speaking there, who seems to be a asset protection specialist.

I have 7 condos in North Newark. Great area, stable tenants, and good ROI. I had units in the south side of town, but sold them due to crime.

Another area to consider (further north)is near Lake Wallenpaupack. It is a big lake, with power boat rentals available. I have a small home there (for our own vacation use) and I really like the area.

A few years back, I bought a couple of duplexes to rehab and rent, and the prices were so low in Tobyhanna that I was attracted, but my realtor warned me that they had problems there with crime. There are great deals there. Has the area been improving?

I am also researching how to sell a property using a land trust. I bought some forms from Randy Hughes, and one of them is an installment plan to purchase the beneficial interest in a land trust. It looks good for the seller (me), but I don't know if the buyer can find a lawyer that would support him with that kind of purchase. The best part for the seller is that there is no 'foreclosure' process if the buyer fails to perform (pay).

I live in North Jersey, the property tax capital of the nation!

I buy and hold North Newark properties, partly due to the low taxes. Schools are terrible here, but my tenants with kids send them to charter schools. The proximity to New York City (and to me) make it convenient and profitable!
