Looking to hear of any successful “out of the box” ways that investors have convinced an owner to sell. I’m obviously thinking of any owner who didn’t willing have their property listed for sale or have a plan to sell. Has anyone exchanged services? Offered to allow the current owner to maintain a small portion of equity? I would also be interested in hearing of any offers that didn’t go so well either. Thanks!

Be careful with the idea to "triple the security deposit." In the state of Connecticut a landlord is only legally allowed to charge a maximum security deposit of equal to two months rent. If the landlord is 62 or older the landlord can then only charge a maximum of equal to one month rent. Keep that in mind....

I would personally walk away from this deal. Wish you the best!
