Post: 1-year self-employed trying to find a second house hack

Any savvy RE-friendly Lenders in my area (Eastern Washington)? Need to pick your brain. I have just passed my first year as a self-employed and looking to get my second property. However, I cannot go with the traditional leading since banks need 2 years of tax returns as self-employed. Besides seller financing, I've heard about Non-QM products but no lender has yet offered me this. I think I'm talking to the wrong people and need to find someone that specializes in this situation. Any leads would be appreciated greatly!

I recently bought small multifamily in Spokane County and it's a house hack. The property is operating between 12-15% COC return. Impossible is the wrong word to use, you have to make it a deal instead of finding the deal.

Is anyone in this awesome community done 1031 (who exchanged a small multi/SFH to 5 units and above and house hack one unit)? or maybe know someone who I can reach out to either an investor, RE agent or lender that specialized in 1031?

Hello smart folks!

I currently live in WA and as you know the market here is expensive as a single bitcoin lol. I'm thinking of doing a long distance investing and buying small multi-families (I can't let my cash sit in the bank for too long) somewhere Cleveland, OH. Not very familiar with the market but all I know is that, it's cheap and the cash on cash return is massive. I was hoping I could get some insights from folks currently investing in Cleveland, OH or a B neighborhoods in OH? Any information would be much appreciated!
