Hey looking for other data nerds here. I built an AI app that uses ML to predict a home's ARV using other properties in the area that have been flipped. So far, this approach has saved my team so much time when sourcing on market deals. It almost feels like a cheat code for REI. Has anyone tried this approach before? What are the downsides?

If you choose to go the flipping route using opm, I would encourage you to pick a smaller/easier flip as even big flippers are having issues right now due to uncertainty of the future cost of labor + supplies.

All the steps you have done so far are great! Now, make sure you're not adding more steps trying to procrastinate the most important step: finding a deal to flip!

Hey Jarrett! The city offers a free database for all transactions, from there, you can find flippers. If you're good with data, you can even find the most prolific ones. Feel free to DM me if you'd like to me to send you the database
