@Whitney Hutten Thanks for the response! I don't plan on renting this property, just selling at the end. I would call this property a solid B property.. not sure if it gets the '+'.

Looks amazing!

At first glance, this seems extremely high. My contractor just quoted me $22k to do flooring throughout, two bathrooms tiled and new shower installed, 7 new windows, paint and skim work, new kitchen countertops and cabinet repaint and a good deal of exterior work (siding, tree removal, re-paint)

I'm not replacing kitchen cabinets though so thats a big one, but not a $60k big one. My home is also 1300 sq feet, but 500 sq feet shouldn't affect the price THAT drastically. 

Unless your replacing every floor in the house with custom italian marble, that price is absurd. 

Personally, I would hire someone to do it. I am a pretty handy person with carpentry and electrical but nothing gets to me like painting... especially cabinets. I took on one cabinet painting job and it was one cabinet painting job to many. 

So the answer to your question depends, mainly on your own skill set, comfortability level and income. Is that $6000 dollars worth a month of your time or would you rather just get it done with out headaches (assuming you have a good contractor)?

This is my first flip and everything is going along nicely and far under budget (so far!)... I'm debating whether it is worth the time and money to build a privacy fence in the backyard. 


Details: 

ARV is $150k, house across the street was flipped 2 months ago and is nearly the same except that it has a fence in the back. The homeowner built the fence AFTER it was purchased, so it wasn't part of the original flip. The neighbors in the back yard of my property are great on the right side (nice looking yard, easy on the eyes). The neighbors yard on the other side of my property is quite unsightly (trash, broken lawn mowers, tall grass.. the works)... The neighborhood is okay, but this neighbor might have the most unsightly yard on the street.

My question is - Due to the comp across the street now having a fence, do you think it will help me get asking price if I put a privacy fence up in my back yard? 

I'd be getting a killer deal on the fence due to having left over materials from another construction project at my parents property (they're letting me use their extra mat.) but it will still cost me at least $500 in extra lumber/supplies/labor but is it worth this? 

I can provide some pictures tonight.

Hi BP, my name is Johann.

I'm 24 years old. 

 I was born and raised in San Antonio, TX, left for school and did a brief stint living in Canada, then traveling the world. Life has found me returned to San Antonio for the next few years while my girlfriend completes her architecture degree. 

I am a mechanical engineer by education, I work in strategy and development for an Oil and Gas company. I also run a side-gig marketing agency where I help out small businesses and start-ups establish brand identity, websites and marketing strategies. I have largely contracted this side gig and slowed it down in order to take on real estate deals. 

I'm interested in flipping mainly because  I am obsessed with transforming spaces, crunching numbers and researching deals and eventually make my way into rentals/MF. My end goal is to have a cash flow of $60k+/year and $2M in properties by the time I am 30. I have had many people tell me it is a lofty goal and isn't possible, but with my fortunate financial situation I have already made it a 1/4 of the way there. 

What do I bring to the table? 

I don't have any past experience completing deals other than buying a house, and standing by on some of my parents flips and transactions. I do have about $100k in liquid capital, past experience with construction, an engineering brain that analyzes opportunities and complex networks and a passion for real estate .I have previous construction, engineering and renovation experience (laying tile when your 16 counts right?....) I also have a plethora of marketing skills that I am willing to share with anyone, if you need a website or branding - lets talk. 

What am I looking for? 

Flippers, Investors, Wholesalers, contractors local to the San Antonio area. In general, I love meeting new people and sharing ideas, stories and growing my network. I'm very friendly, and pretty laid back in conversation. Feel free to reach out!
