Hi Jonathan, 

International investing is tricky and must be studied very well to say the least.  With what is going on in Colombia, I would reconsider as an investor and a Realtor with foreign investors primarily; I have seen an outpour of Colombians purchasing property in Dominican Republic.  Dominican Republic has a growing tourist market and the economy is only getting stronger.  Reach out if you want to chat more about this topic.

Great post!!! Love to see others thinking the same!! Especially when it comes to increasing revenue for individual investors rather than huge chain hotels/motels. Since the pandemic independently owned vacational properties have become a higher demand product. As an international real estate agent and investor there is a huge market for investors to increase their inventory; due to much lower costs than those in the US and the most important benefit of all which includes TAX FREE properties for 15 years!!!

Hi and welcome!!!

First off congratulations on joining us here in BP.  To answer some of your questions 

As for location that's a personal one, what's the most convenient location for you and your family. As an FHA borrower you will have to live in a unit; therefore it would have to be close to work/school etc etc.

When purchasing a property you the buyer will not pay realtor commission fees. Those fees are paid by the seller. If you are not working with a real estate agent please feel free to send me a message and I would love to assist you!! As far as other expenses you will incur besides down payment, there will be some closing costs associated with the purchase.

@James Partsch Jr I would have to agree with the group and vote on cozy app.  I just started using it and so far its been great.  It also puts your rental on other sites.  Very easy to get started and set up; also user friendly for tenants to apply and send rent payments. 

(Also a new landlord in Buffalo!!)

@Mike McCarthy My reason for even considering cooktop is because It seems like they won’t be baking... which also means they don’t forget something in the oven (if there isn’t one) and it will be one less thing to have accumulating grease, dirt and possible pests.  Maybe I’m looking into it too much since I have a college kid and know he is careless

Hi everyone!!! Need some advice on appliances for a student rental property.  I am considering a electric cooktop vs a standard full stove with oven.  Need some pros and cons for both before I actually purchase them next week.
