It looks like it's common practice for the buyer and seller to use the same lawyer. In order to make the process simple and faster. Heard that some lawyers (when not using the same lawyer for both sides) just make it difficult or complicated to be able to charge more. Have you or anybody had this experience?

@Maria Boykin glad you took the plunge! Where is it located? if you don't mind sharing. Did you use a lawyer to review your contracts? Any referrals? Looking at a property, and want to make the move on it. I'd like to review my options from the legal side. Don't want to use a lawyer referred by the sellers!.

@Mike Lambert thanks for sharing the knowledge. It helps to conquer fears, and make informed decisions. Would you have a real estate lawyer referral in Tulum?

Yes, found out that they are always busy! even with COVID. In general, they are not located in King County, so it's harder for them to do the trip for small rental fixes. 

Hoping to find good and fair priced contacts, so can work long term with them. Electricians and plumbers are always needed with rentals. 

Appreciate the recommendations, the more the merrier!

Yes, like @Dean Phillips explained. In my experience, I've bought foreclosure at the county steps by trustee a few years back. The property is yours the moment you hand over the check at the bidding, and nobody else is coming back within a redemption period.

Hello BP - I manage a few rentals, so there's always something that needs fixing!. Couldn't find an electrician recommendation searching the forum. 

It's hard to get a good electricians at a fair price. And, that will report their 1099s! So, I rather look for small companies that I won't need to deal with 1099s. But it seems a challenging task. 

I have an electric problem at a rental in Maple Valley now, so hoping you can do a referral.

The electrician that I worked with is in the island, and always so busy that for my random, and small jobs that cannot make it right away, i'll need to wait a few weeks. He's great, fair, has a LLC but files as C-corp (so great not to deal with 1099s!), but he's just always too busy on the other side.

Hope you can help! I don't want to look through the web, it's always best to get a recommendation, and you are the best to ask.

@Kevin Smith I took the plunge and got a lot to build in Tulum. We wanted to cut the middle man, so we got a lot and built from the ground up. It's quite the process!, but we are almost at the end of the endeavor (with the experience gained may look into do it again, if we find investors). We are at the finishes stage, and will start furnishing/decorating to rent in Airbnb this year. 

I have just few SFs here, but it's my first time investing in Mexico, so looking for a savvy CPA EA now that I've added a foreign asset to the real state portfolio. 

Haven't been able to find a savvy real estate CPA that can do both, national and international real estate taxes as well as foreign earned income (given that will start soon renting on Airbnb). The perfect person would be able to not only prepare the tax returns, but offer guidance and advice throughout the year. Do you have any recommendations? or anybody in the forum?

It looks like you have the same plan of renting your place in Aldea Zama. Are you already renting? How is it going? 

@Angela Yan Thanks for starting this post! It's hard to find investors also investing outside the US. I love Tulum with its beautiful beaches, the people, the food, all the boutique hotels and restaurants are amazing!. Construction is non-stop now. I just got back from overlooking the construction. The little town if growing!. Crime can happen anywhere... But always felt safe and welcome. Looking at some point in the future, to live in Tulum a few months out of the year and scape the Seattle rain! :)
