Hey Darrin - off topic a bit... just wanted to say that I signed up of realty trac and had a great experience with it. The information was great.

Southern California Market
High Desert area - Victorville, Hesperia, Apple Valley

The market is tough... prices have dropped considerably, inventory is extremely high. $249,000 for a 2602 sq. ft. home... just listed... great for investors looking to purchase large quantities of homes for inexpensive price per square foot.

The book is great and the company is pretty awesome too... the whole concept is to get you to invest. Very motivational book!

I am looking for books, manuals, lists of banks to be the agent on the receiving end of foreclosure listings... is there such a thing? I have books and lists for BPO's and loss mit but would love to dive into selling foreclosures. We have a team ready and have submitted some portfolios this week but I feel this is just the tip of the iceberg of what I need to be doing. Any references?

I have a friend who is asking me about deed in liew of foreclosure... everything i have read states that some lenders reject these and if they do accept them there are tax consequences in the difference owed - similar to short sale. Any comments on this? Am I incorrect in my understanding. Please advise!!
