@Chris Soignier Wow I can only imagine snakes.That is terrifying!! And yes a bad tenant is way worse than any pest.

I don't think there has been any damage yet but when I get a spare moment I am going to war with these birdsss!!!! I am thinking putting up those little spikey things that you see in the city to deter pigeons.

@Dawn Anastasi Bats are just like birds but they are half vampire :p

I know there are the standard rats, mice, termites, bedbugs, fleas but anything out of the ordinary you have found? Reason I ask is I am currently dealing with some birds that think they can just make nests in every nook and cranny of my siding/roof. Birds are just rats with wings as far as I am concerned!!

P.S. Bonus points if you have a solution to my bird problem!!

So I did a search for this topic and didn't find an answer so I figured I would create a thread. So here is the scenario you buy a house that is painted a particular color. The paint job is in good condition for the most part but you would like to know the paint color/brand just in case you want to do some touch up work.

Question is how do you find out what paint they used? Is the only option just to contact the former owners? Should I be doing touch up work or should I only worry about this when I am due for a full paint job? BTW I am talking about the exterior paint of the building.

Thoughts?

Everyone I appreciate the feedback and encouragement! My plan is to start investing in SFRs in my neighborhood. I hope to have one more by the end of the year and then 4 more next year and 5 more the year after that. After that who knows diversify into larger multis. I hope to have a more intensive rehab with my next acquisition that way I can get the experience and create more equity.
