Craigslist! I also put up signs in nearby laundromats with tear off tabs. Another trick that works like gangbusters is putting a for rent sign on a busy street with an arrow pointing down your street.

Definitely got burned a couple of times and I am a bit cautious, maybe after learning from you guys I will get back out and start buying again. I'm definitely not THE king, just a king (like of a small country or something) =)

Guillermo, I overleveraged on my properties and ended up pretty much coming to a complete halt on financing. I am still making money but not anywhere near where I should be. That's why I am such an advocate for wholesaling these days.

I am able to still finance because I know the President of a bank but really am not doing much right now. I'm only netting about $1k per month and the PGI is much higher on the rentals. I cant keep the places rented. For anyone starting out that wants multifamily, do not buy bottom of the barrel.

As far as the apartments go, one 7 unit and one 6 unit, then two single family houses and one condo, twelve units rented, ten paying. The bank refinanced my mortgage on the commercial loans to considerably lower but Im not going to get into all of that. One word is better, wholesale.

Sam, I plan on changing lives, I will do whatever makes money and in real estate, wholesaling is where it's at because there is no risk. My plan is to help people to success. Real estate is the way to do that. What do you think?

I evicted two obese lesbians the day after Christmas one year. They told me that I couldnt because I was supposed to be giving in the season. I asked them if they thought I had to pay for the places or not. They left a big purple dildo in the apartment right in a pile of dirt. Talk about a giving spirit.

Haha, that wasnt funny though and my entire family called me the grinch for years.

Hi, I am Joey Poltor.

New here but have been investing for about ten years. I am here to share my understanding and learn from you guys. I have flipped a couple of houses, flipped a few trailers and am a king of wholesaling. I worked for Homevestors for a while, used to be a Broker-in-Charge and had an agency and know a lot about real estate. I've made some mistakes too, so hopefully I can keep you from doing the same things. I currently have 16 places and I do ok on them, the recession really hurt me. Anyways, like I said I know real estate, I am 28 years old and have been doing this since I was 18 or 19. I used to be the kid everyone laughed at the meetings and now Im answering questions. I started in real estate when I first joined the military in '02. The rest is history.

I just created a product teaching wholesaling and hopefully as I become accepted into the forum some guys will pick it up.

Let me tell you one thing I know for certain. You can buy anyone's books, systems, blah, blah, blah, and none of it matters if you don't understand the psychological principles of success.

I plan on getting into teaching people to master that aspect down the line. Real estate is just a way to get successful. The mentality is completely in the mind and that is what creates success.

With that being said, I just finished my master's in psychology and will be working towards the PhD in my next class. I have two daughters, a beautiful and supportive wife and love life. I am really trying to understand the psychology behind marketing right now so if you have any insight please let me know.

Hey Jay,

Im new here but have been wholesaling for about ten years.

The best way to close the seller on a wholesale is to point out that you have access to investors that a traditional Realtor simply does not have.

Couple this with going over the issues with the property, new roof will cost X, paint will cost Y and write it on a cost sheet and you should be able to get sellers everytime. Obviously, you will let the seller tell you what it will cost to get the repairs done and if he is short add onto it, and you will want to inflate the prices a little bit.
