@Uzma Abdullah it all comes down to your long term goals especially with a family and renting. It seems that you are a pretty successful investor and flipper in Texas so I have no doubt you can continue to invest with or without buying your own home through various different investment strategies. 

As far as renting, I always tell my clients, friends, and family that when they rent they are paying someone else's mortgage for around the same monthly price as having their own home with a mortgage. I believe that owning a home is all of our goals and when we have the opportunity to do so its best to jump on the ability of home ownership! I am not sure if you have a realtor already in Orange County, but I am a realtor in Orange County and would gladly help if you ever need it.

@Benjamin Aaker house hacking has attracted my interest much but I am currently living with my parents and only expenses currently are phone, electricity, gas, and credit cards so the risk of out state investing is much less for me.

@Darius Ogloza yes, I would love to save that much more for higher risk, also don't want to miss out on any opportunities. its a constant back and forth right now.

@Nabil Suleiman thank you for your insight, I do live at home with parents which is why I have no problem looking at out of state. My income over the last two years is not consistent at all so I was planning on going in on a deal with a family member who has had steady income their whole life and maybe do a BRRRR method. I agree with you that it is hard to sell something such as house without ever buying one or just relating to the same experience as someone selling or buying a home. I mainly want to gain experience, knowledge and insight from these first deals that will not only help me as an agent but as an investor as well.
