Sooo excited I just closed on my first property. Planning on using the BRRRR method paid $35,000 looking to put $25,000 for the rehab. The ARV should be $85,000. Rent at $925 and cash flow $285. Already looking for the next one!

@Donald Thomas Congratulations on your first deal!! Yesterday, I had the property inspection on my first deal. Going to renegotiate my offer after some of the findings.

I put an offer on a house yesterday knowing the basement was full of mold. If my offer is accepted this will be my first flip. Yesterday, I was confident in my decision, today not so much. I know where the water is coming from (no gutters) and feel confident I can stop the water. Looking back at the pictures, the mold is extensive, especially with it being a finished basement. I guess what I’m looking for is this going to be alright? I know it is. If accepted I’m buying a $100000 house for less than $30000! The rest of the house is solid.

Am I being scammed? I have put in 4 offers on a HomePath owned home. This home according to the realtor had been shown in 4 months. The first 3 were below asking and countered with full price. I gave in and offered full price. The next day I was told someone else bid on the property and want our best and highest bid. I bid $2000 higher and took financing and the inspection off the contingencies. It’s not a deal breaker for me but had anyone else experienced anything like this? Is this normal?

Anyone on here from Athens or Cleveland Tennessee?
