@Larry Fried great feedback, thank you for breaking it down like that. I am starting to get the picture that it's not just about the potential profits, it's how much work do you want to trade for those profits? And as @Andrew Syrios mentioned, it's about the resource of TIME and ENERGY, not just money! I think I read somewhere they call that "human capital"...

Andrew, you did mention that you would lean more towards something we discover on our own vs something from a turnkey provider - could you elaborate on that a bit if you have the time? 

@Jeff Wallenius and @Tom Ott, thanks for the input - now that I am looking, you're right, turnkey is everywhere! I can see how it would be so important to choose wisely. Both your thoughts were very helpful

Michael Enriquez Congrats! The place looks beautiful. How did you orchestrate the work on the property? Did you do any work yourself or hire out, and if so how did you find/choose the contractor out of state? Also, you sound so well informed!! Can I ask how long you have been studying up before making the leap? What were your educational sources? Do you have a mentor? Sorry for all the questions, I'm just so impressed by how well informed you seem and the confidence in your knowledge and plan going forward is really awesome!! Very inspiring. Again...major congrats on a great first deal!!!
