Welcome, @Mark Richardson! Congrats on coming to the table having already taken some action - that is huge! I often feel that the biggest obstacle for new investors to overcome is THEMSELVES...often we just need to get out of our own way! Ask me how I know this...;)

@Jasmine Benford check out yellowletters.com if you're interested in some of the different formats, it was created by a fellow BP member and gives you a place to order some pre-written forms that have worked for somebody, somewhere! And for a healthy opposing opinion on why yellow letters may not be for everyone, I highly recommend this blog post by yet another fellow BPer:

Scott L. I hope you get some feedback on this post - you ask some very good questions. I too would love to hear what those who have experience with owner financing might have to say. Thanks for posting! Anybody out the have advice on this or can speak to Scott's questions? How does owner financing work, exactly? Welcome, @Cristian Samayoa! I'm located near Hagerstown and am also interested in investing there. Have you been to the local REIA yet? There's actually a meeting coming up this Thursday. Look up Hub City REIA. I've found it to be extremely helpful!

Welcome to BP! I am in a similar situation as well, so I am familiar with many of the questions that are floating around in your head! I have them too :)

Have you sought out and joined a local REIA or other REI meet up group? I know they get a bad rap sometimes, but I would check it out anyways. It is a guaranteed opportunity to meet other investors, and just like here on BP, I have found them to be just as incredibly generous with their knowledge in person! It's also good to hear yourself talk out loud to people other than your friends and family about your goals and strategy, I find sometimes that's when I realize where the "holes" in my plan are...

Speaking of plan, do you guys have a specific goal in mind? I would recommend spending some time getting really solid on where you want REI to take you, and how soon. This goal can be flexible, and may even change completely, but I really feel that it is important. How can you get there if you don't know where you are going? Your goal will help you connect the dots between "then" and "now," helping you find your way forward.

Lastly (for now!) I couldn't agree more with @Account Closed - read, listen, ask questions! Take notes. Take your time with educating yourself, be thorough, BUT be aware too that at some point you will get to a place where you know "enough for now." When you get to that point, try to really start taking action...keep learning, by all means - don't ever stop! - but start moving forward at the same time.

Wow, congrats!!! Sounds like after this one you will definitely have some credibility to offer your future partners. I admire your persistence...and guts! Can I ask how you managed to pull this off from so far away?! And how/why/what made you settle on Maryland? I hope you don't mind me asking for more details, I would really appreciate anything you might be willing to share!

Thanks, Timamu Hakim ! Yes, it's beautiful out here. Not sure how I feel about it yet as a place to start investing, though! But I am sure there's a way to make it work. That's is a great way to get started with rentals, sounds like life sort of gave you a hint! I wish you the best in your future endeavors, sounds like you're in an excellent location and off to a great start.
