If you're looking for a way to build long-term wealth and financial freedom, Multi-Family real estate investing can be an excellent option. Here are just a few reasons why:

  1. Cash Flow: One of the biggest advantages of investing in Multi-Family properties is the potential for cash flow. With multiple units generating rental income, you have the opportunity to earn consistent cash flow that can help cover your expenses and generate passive income.

  2. Appreciation: Over time, Multi-Family properties can appreciate in value, providing you with potential capital gains when you decide to sell. With the right location and property management, you can see significant appreciation over the long term.

  3. Economies of Scale: Another key benefit of Multi-Family real estate investing is the ability to take advantage of economies of scale. With multiple units in a single property, you can spread out your expenses and take advantage of cost savings on things like maintenance and management.

  4. Tax Benefits: There are several tax benefits associated with multi-family real estate investing, including deductions for mortgage interest, property taxes, and depreciation. These deductions can help lower your overall tax bill and increase your cash flow.

  5. Diversification: Investing in Multi-Family properties can also provide diversification for your portfolio. Unlike stocks or bonds, real estate investments are not directly tied to the stock market and can provide a hedge against market volatility.

@John Warren Yes we did rebranding and are now called Citypoint. We do own the Berwyn property and are in no rush to sell that subject property. That's why we have had it posted on our website for a year.

I will let you know if we get anything new. I am a broker but we do not list most of our properties on MLS/Crexi/LoopNet so that is what we mean by off-market.

Hey, @Jonathan Klemm thanks for reaching out and I understand where you are coming from on the top 3 deals. We get new deals weekly and strictly push them out to our private network so I would love to connect and figure out your criteria for investments.

@John Warren if you have any insight on Berwyn I would love to get your take.

@Eudith Vacio and I have been in contact about the East Chicago property. Thank you for the heads up.
