Hi @Elijah . I'm looking more into long term buy and hold once I graduate next spring and have a job that I can use saved up cash from to start buying rentals, and not wholesaling, nonetheless nice to see another person interested in Real Estate. I believe both @Scott Dixon and @Anthony Hornbeck who replied at the time of the post have hands on experience in the area but I'm unaware of how much experience either has with wholesaling. Good luck with your wholesaling business and hopefully we can talk real estate at some point!

Question, as a newbie I've seen you mention "points" and am unsure I understand the concept fully. After doing a bit of research am I correct in saying points are essentially up front cash to the lender from the borrower? Thanks for any clarification.

Question from a newbie. If off market and you didn't look up online how do you define distressed and available? Are you just going up to windows to see if empty, vacated, etc? I did drive up to a house I knew is foreclosed on and for sale a few days ago but I knew from online research it was foreclosed on. I'm just curious how you knew it was available as well as distressed just from a drive by.

As a new REI who also isn't handy but is trying to become handy (I'd like to get into both long term rentals and rehab-flips) I'm glad to see someone else who's in a similar position. You mention thriftiness so I think figuring out the exact cost you can afford compared to the additional value you're hoping to gain from updates is big. I'm new to all of this so take what I'm saying as a grain of salt!
