@Joel Owens, a nnn pays all expenses?  does that include structure and roof damage, flood, fire and quake insurance and liability?

what is reasonable about asking for a commission based on 7 years when the lease is signed for 5?

@Wale Lawal, can you recommend some property managers about 30 miles North of Houston?

I am getting both conventional and non QR rates for non owner occ, sfr rates of above 6 for amortized loans and 6.75-6.99 for interest only loans, all non owner occupied and with 1/3rd down.  Even with $3400 month rents in CA or $2600/mo rents ini TX, the cash flow is nearly gone.  The t ax, insurance, maintenance, prop management and the higher interest loan are not penciling.  I wanted to see what kind of rates you are seeing and where you had to hunt to get lenders who offered lower rates or if everything is tied to the FED rate hikes.

@Adrien C.  I wasn't suggesting any particular solution, but there are a few active investors who say they get many seller leads from property managers with the inducement being that they will not change management. Then, I saw your post and wondered if that was enough to have PMs willing to send seller leads.  I do  see you handle many of those in house or you can also buy, but for those that do not have that ability, it would be good to speak their language.  You mentioned referring them doors. Of course, when I can, but that is likely not something I'd come across, as I just market for listings and/or sellers I can buy from.   But, it sounds like letting them know you will retain them on anything purchased and be on the lookout for more doors, would be a good place to start.

@Adrien C. this is a 6 year old post, so hope you still see this!  As a Property Manager, if you got a call for seller referrals, what is it, as a PM, you would want? I know we are told that we would not change PM's if we obtain the property,but, is that enough?  It is a marketing thing we would do--a numbers game, so promissing every PM we call, that we would refer clients, is not realistic and I have never had a buyer or seller ask me for a PM.  So, I would have to either promise a fee or to retain their services.  But, I want to hear what you have to say.

@Joel Owens, what type of mail are you sending to small apartment owners?  I don't want to mail them the same thing I mail to residential owners , but if a generic, I help solve problems and can buy, will do, maybe that is fine.  But, those post cards seem small and cheap to mail to an apartment owner. I'd want to mail to 5-20 units, so not big buildings.

@Rick H. , hopefully, you aren't using George Castanza's left over glue to lick those stamps!   My question, is besides marketing to the court appointed personal representative, is there an earlier step to marketing to homes where there has been an affadavitt of death filed and that way, you are in more control of guiding the family through the process? I'm assuming that if there is alreay a court appointed PR, they have been to an attorney and may have even started working with Realtors on the sale of a home.  I believe Property Radar has those affidavitts of death.  Do yo think that marketing to the PR is a good marketing plan?
