Tyler, you and I virtually have the same plans. We're also both at the same point in REI, the very beginning. The only advice I can give is just worry about wholesaling currently, keep your longer term plans towards the back of your brain. Focus 100% on wholesaling or you will just get overwhelmed and not accomplish what you want. Best of luck!

I have another unrelated question, but did not want to start another thread. I've read online that on average your assignment fee should be 15-20% of the potential PROFIT, obviously it varies and there are exceptions, but is this accurate?

I guess I used to wrong choice of word when I used "pitch". Thank you for all the advice, it certainly cleared a few things up. I'll be letting you guys know how my first deal goes!

Thanks for all the advice, and Joe, none taken. I'm in no rush to find a wholesale property that would result in a financial loss, either for my end buyer or I. My first 8-10 deals I intend to spend A LOT of time reviewing possible property's to ensure that I'm doing everything correct and so I can begin to grow the best reputation possible with my investors.

Hello everyone! I've been browsing BP for months now and reading up on a lot of aspects of RE investing and I just want to say this website is full of great info and people that really enjoy helping and I thank you for that!

Anyways I'm 19yo and looking to get started in RE wholesaling in the next month or so. I have sort of a loaded question, I was wondering what is the best or most successful way to pitch a wholesale deal to an end buyer would be, as well as an overview of the process because I cant find much on it! Is it best over the phone, in person, or a combination of the both? What is the best way to get them excited over the investment, aside from the obvious (money :p).

Any input or general tips would be helpful! I had a little trouble wording my question so I hope it makes sense. Thank you for reading and any help!
