Post: Rental Property City Inspections

I have a few in Maple Heights & Euclid.  In Maple they only make you do an inspection when you turn a tenant.  One of my singles I only did when I bought two years ago and still going strong same family.  Also if you do it in conjunction with the point of sale they discount the first go around.  Euclid you pay annually but they only do an exterior inspection ever other year now.  Last year got expensive but it was stuff that needed done and won't be an issue moving forward.  Good Luck.

I have a tenant that has been with me for a year now.  When I rented she was on her own. After several months of her living there  I start to see that she has a guy staying with her.  It's a two family and recently the lower level became available so I have been there a lot getting it ready, showing and I see the two of them together all the time. I haven't seen her by herself in months. So I ask "is he living with you now?", her response was no on two separate occasions.  My lease says no overnight guest for more than 24 hours without notifying... and so on. So I wonder would others let this go?  Pursue it further? Post a three day?

My lease also has a provision that you can’t run a business out of the home. I agree with Thomas and the others wear and tear plus issues with neighbors makes this tenant no go unless they are a last option out there. Good luck.

Standard in my area (Cleveland, OH) is to take one months rent for leasing units.  And I would put a lock box on to make showing easy.

Brad,  check out ezlandlordform.com.  You can subscribe and pick up a all kinds of documents that can be helpful in running your business.  I'm certain they are state specific but they might drill down to the county if you dig around.

Your range is accurate, really depends on the condition.  $800 a month on rent seems fair but could be a bit low based on condition again. If you like a better assessment PM me.  I'm happy to take a look for you.  Thanks, JOE

I'm looking for recommendations for books and podcast about real estate, finance, money, etc.

I listen to BP podcast weekly, tune in to Dave Ramsey at times, just finished RICH Dad, Poor Dad.  If any one has a favorite I'd appreciate the recommendation.
