Investment Info:

Single-family residence other investment.

Purchase price: $430,000
Cash invested: $43,000

Live in flip still in progress

What made you interested in investing in this type of deal?

Southern California prices difficult to get started.

How did you find this deal and how did you negotiate it?

I was the realtor representing my wife and I and this was our first purchase!

How did you finance this deal?

30 year fixed 10% down.

How did you add value to the deal?

changed origional 15 year old carpet on bottom floors and master bath to 8mm vinyl plank. Will soon be changing dirt backyard to rock or mulch.

Lessons learned? Challenges?

Having a trusty reliable contractor is so important! Also they take way longer than origionally quoted.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Im looking to start doing the same thing myself! Gonna buy my first four bedroom house in Temecula because everything south of the 78 in SD is crazy expensive!

Hope to rent out three bedrooms while my wife and I live in the master. Three bedrooms should offset the mortgage. Then with the money we save I hope to buy a five bedroom in Murrietta and rent out all five rooms individually bc can get way more than a single family in there.

Hey everyone! 

My name is Joe and currently live and work in Beijing China. My wife and I will soon be relocating to Charlotte NC. We plan on buying our primary residence first and then renting out the other rooms. We plan on buy a 5 bedroom house for around 250k within a 30 minute drive of downtown Charlotte. 

Has anybody rented out their house in this area? I plan on keeping two rooms for my wife and I and renting out the other three. What price range would you say would be appropriate for your own room in a nice house? Maybe 600+? Think the 500 dollar range would attract maybe some not so awesome tenants and we will be living with these people so hopefully all of our tenants are quiet little angels hahah. 

Just wanted to know what other peoples experience has been house hacking in Charlotte NC.
