Hey BP fam....

I wanted some feedback on some creative seller finance options.

Scenario: Landlord friend is dumping his properties. List price 138k he owes 20k 4/1

The area can rent for 1200-1500 per month. No rehab needed

My goal is to buy and hold with little to nothing on a down-payment. No more than 5 to 10k.

Possible offers # 1 ....125k 10k down-payment 20 year loan

#2 140k 0 down-payment 2% interest 20 year loan

#3 135k 5k down-payment 0%interest 20 year...

Again my goal is to have cashflow and great COC return which in every offer I should. Is there anything I can add to sweeten the deals so it can be a win-win for both sides?

@Paul Moore thanks Paul, yes I know for sure I can handle the rental property since that's what I been holding onto the last 3 years... I just recently in the last year became a full-time daytrader so I have flexibility.... I'm most likely will look for long-term rentals via buying low and brrrr them until I aquire enough until I can cash flow the amount I want. I will look into syndication more as well.

@Scott E. Thanks Scott... yea I'll be currently getting the capital from a long term rental that has appreciated. Overall goal is to get about 10k monthly coming from Real estate. I'm already in the stock market as a day trader now so I'm not putting anything else there. I like idea about holding until the market correct itself but who knows when that would be🤔 but I will definitely hold some for it

If you had 75k to 100k of capital what route would you go about investing? I have experience in wholesaling and buy and hold. It's been a while since I've done any active investing. So I wanted to see what has been good for everyone. Texas and Georgia would be my areas for investing.

Has anyone ever paid dohardmoney the $3,500 and not get a deal funded?? If so did you get ANY of your deposit back??

Full rehab needed in a great rental area! Rents are easily $1100 and higher. Rehab cost will depend on the finishes.  House is completely gutted. True comps aren't available due to nothing being sold since hurricane Harvey. Highest and best will need to be in by October 5th.
