There's New Direction IRA as well. Haven't used them but they are the #1 self directing IRA service in Hawaii.

1. Freedom of schedule, working 12-14hour days did not appeal to me

2. Not having to deal with a boss and getting someone else promoted

3. RE deals are creative and fun, we get to add our twist on things

4. There's no better way to make money than passive investments

5. You're essentially revitalizing a community and strengthening property values when you fix up a property

6. Chance to really build wealth, simply saving with mutual funds or stocks does't not cut it

I'm looking at investing entirely out of state many time zones away from my residence. Other than having a solid RE team does any one have any tips or tricks regarding communication and organization to improve the overall situational awareness of projects that are directed from afar? Like lynch pin, stuff that some think are obvious but not so much to newbies like myself? Any inputs would be helpful…

I started RE investing when I was active duty Air Force and got out last year as well. I'm now a Reservist. As long as you build a solid team and have people and property managers you can rely on you should be set. Most if not all serious investors have teams built tending properties in distant locations. All it takes is good communication and understanding. Set the expectations and you'll be golden.

To be real though with all the of the responsibility of the military requires of it's members I think it'll be tough to manage a successful growing RE business that requires serious hours. The military is a lifestyle and if you're not 100% engaged your career will be impacted.

Just secured $4800 for some minor contracting work on a recent B&H purchase with hardly any effort if your paperwork is already lined up. Describe the purpose for your loan, download your tax returns, recent LESs, 1099s, verify your phone number, and bank account then your good to go. I got 100% funded in 2 and approved by LC in 4 days…Of course you need the solid credit score and decent income to back it up though. So far so good.

I'm really thinking of going for the full $35,000 to purchase an entire property if I can find something where the numbers work out…Only thing that scares me is I'd have to go for a distressed property that requires full repairs while I would be out of state…Never have managed "long distance" start-finish repair job...

I'm interested in DF, any luck with going through the process? I'd like to hear from someone who's done it? I've purchased a B&H in AL and actively looking for a bank that does it. Any suggestions?

The main goal of the FB seminar is to get your to buy into their Mastery Program which costs in excess of $25,000! Though they have lots of info, strategies, and tools to help you succeed, it's nothing you can't get for free just by browsing the forums here. Go ahead and attend the 3 day seminar but I wouldn't recommend going to Mastery. If you have something like $25,000 to invest into Real Estate, look for local rehabbers to meet and maybe catch lunch with to get a better idea of how to Flip locally. You'll really be able to find anyone interested in Real Estate investing by attending your local Real Estate Investment Assoc meetings. Just think, $25,000 which is the cost of Mastery is really a down payment or "skin" in the game when going for Hard Money on a Flip deal. Best way to learn the game is by doing!

I only know this because I'll admit it, I bought into "JumpStart" which was a $9,000 wholesaling 3month program. I did learn some things but after I found BP, my mind was blown. The amount of value you get from other people posts here is worth thousands!

If you want to flip seriously, you'll need cash and a lot of it. If you have friends and family willing to support you a find "deal" or properties that can be flipped for a decent profit and present it to them to get a loan. You'll also need a Realtor who is willing to work with you to find the best properties that are viable flips. If you can't get a realtor to work with you, get your Agent's License so you can have immediate access to the MLS so you can find properties to flip/make offers ASAP before others take them.
