@Kaitlyn Robinson Hello Kaitlyn, I truly appreciate your concern. I have had very similar feelings in the recent past. I am new to wholesaling but have been able to successfully do a few transactions in the first few months of my journey. 

I cannot think of one industry out there that doesn't have some form of wholesaling, so don't feel bad about what you are doing. If you would like to discuss how to go about it in a professional manner with integrity, I would be happy to share what I have learned.

Trying to see if this is a good deal? 

Do I have anything out of whack here? 

Would you all do it? 

It has a detached garage that could be converted into an 1/1 ADU. The cost and revenue of the conversion is included in the numbers 

Any help or feedback would be greatly appreciated. I am still very green in this, and am wondering if I should go for it! I could flip it, brrr, or just assign the contract to another buyer.... or walk? 

Please let me know the why of it all.

Thanks for sharing Scott. I am very new at this, so I don't know much about real estate. However I have spent a lifetime in the Hospitality industry. I have never heard of the 32 touch campaign, so google helped a bit.

Speaking from a consumer standpoint, A vendor that would stay top of mind for me, would be someone that communicates with me in the manner that I would pay most attention to, and knows what kind of communication I prefer. For me its not the amount of touches but the impact they have. I may look forward to your monthly or quarterly market update, but your mailer or text would be white noise. We all like SWAG, but most can see it for what it is. What would make the impact for me is some one that goes deeper. A text that says "Hello just checking in" vs. A text and a box of chocolates on my anniversary.....

Again, I know nothing about RE marketing... so I really look forward to fallowing this thread to see what the pros are doing. And please let me know if I have my head up my....
