Anyone familiar with ways of doing title searches on properties without engaging an attorney each time?

Participating in a tax auction in a deed state (VA), and would like to do searches for liens on properties before submitting auction offers. I've registered with local county for land records that will provide deed and major recorded liens (if any) but how can I determine their balances?

Anyone recommend contractors in Buffalo, NY area? Have a project that I’m looking to start ASAP. Scope includes framing/drywall work, tile/grout in bathroom, flooring, painting, and lighting fixture installation. Property is a duplex, work is in lower unit.

Hi, Dumb question, but do you all visit every property you submit an offer for? I'm looking at some deals 6 hours away from me. I'm getting to prepared to drive out there this weekend but want to see if I really need to do that. I need to understand what any costs to repair may be, but could I alternatively send an inspector? As I'm just starting out I haven't built solid enough relationships yet to trust ALL of the information I get. Sadly, I'm a naturally skeptical person. "Trust but verify" right? Appreciate anyone's insights. Thanks, Joe
